We assist qualified investors in identifying and acquiring nuisance and distressed residential properties, including single-family, multifamily, mixed-use, and abandoned apartment complexes.

Community Gain will collaborate with municipalities, townships, counties, and housing agencies seeking cost-effective alternatives to demolition and long-term vacancy.

We provide consulting related to nuisance property recovery, adaptive reuse, affordable housing, redevelopment planning, using Ohio statutory tools designed to return distressed properties to productive use.

Community Gain leadership has been involved in more than 100 court-related nuisance property and receivership applications and evaluations involving residential, multifamily, mixed-use and commercial properties throughout Ohio.

Community GAIN is an Ohio-based 501(c)(3) nonprofit organization. We focus on the identifying nuisance properties, then work with partners to acquire and rehabilitate these properties through the strategic application of Ohio Nuisance Property Law, including Ohio Revised Code ORC 3767.41.
Each of our project properties, neighborhoods and districts are completed to be safe, code-compliant, tax-producing, occupied housing assets that benefit communities and the investors who help make our mission possible.
